Would Making Repairs To My Lot And Work Building Improve The Value Of The Property?

I have a level and open nice lot about .33 acre. No home is on the lot. It used to have a mobile home on it.The lot is residential and commercial. No official zoning here yet. I have a two story work building 30×40 first floor, 30×30 second floor.
I was thinking of replacing a large garage door before I sell. Right now the old garage door is not opertable. It actually is stationary with an 8 ft doorway with a door cut in the middle of the old garage door. It does not look pretty. What about reroofing a roof on a 12×40 addition? Will it make any difference in the value of the property when I sell. The lot was once a retail lot and manufacturing for lawn decor items. I figure I can easily spend around $3500.00 on repairs on these issues. Thanks for your input

  1. You sound like a person with means ?? .. !/3 acre is a nice lot.. Res/Comm …. Did you see a builder and say put a 2 Bedroom 2 Bath and 2 car garage on the lot… Before sticking the FSBO sign in the yard–shop around. Could be it is worth more than think… People cannot get loans on vacant lots—the building is not habitable… Scout around and see what can be done—I hope you do not have to sell this parcel next week????
